  2. Pick the amount of homes you will be farming to.
  3. Mail out 3 times per month for 6 months, then 2 times per month for 3 months and finally once per month forever.
  4. Create a website for that specific Farm.
  5. Create a community page or join the local community page.
  6. Create targeted Facebook ads for the community that drives traffic to your landing pages.
  7. Create a community blog and drive traffic using Facebook Ads, mailers and door-knocking.
  8. Have MEGA OPEN houses there.
  9. Door knock the farm once every 3 months with a flyer with comps or local events and news.
  10. When possible, call the farm area about new listings, sold listings and open houses.
  11. Gather emails whenever possible to send out videos to the farm about new listings.
  12. Create one local video / month highlighting a restaurant or area of interest and market it – Facebook / database, etc.
  13. With all new listings, post on Instagram using local and popular hashtags for the area.
  14. Visit all broker / public opens and connect with local agents – discover pocket listings and establish yourself as the pro.
  15. Create community events – movies at the park, pot-luck block parties, family events, food drive, etc.
  16. Use trackable phone system to track all leads coming in.
  17. Meet neighbors and connect with them, be sure to send out a card to them so they can remember you and so you STAND OUT.
